The Magic Number

There are a lot of things that go into selling a house. Like whether or not you should remodel the kitchen cabinets before putting the house on the market, give the guest room walls a new coat of paint, whether or not you should put a picture of your house online like your parents did for the MLS listing for Caledon Ontario property they sold, etc? There's a lot of work that goes into selling a house. And a lot of the time, you would greatly benefit from the help of a licensed real estate agent. But one of the biggest questions that home owners face is deciding the selling price. What is the right price to sell your St. Catharine's home or condominium? There are a lot of factors that can go into making such a decision. And it would be a lot easier to settle on the right selling price if you were being advised by a real estate agent.

It doesn't matter if you're selling St. Catharine's or Middlesex Ontario real estate. A real estate agent can help. While you can sell a home on your own, it might not be the best idea. A real estate agent has many years of experience in the business. They've sold a home or two or two hundred. You might have been able to get rid of those Ling west lofts on your own because of the high demand but selling a home is an entirely new ball game. Real estate agents know the field and they know how to get your house sold. They also know what a good asking price is considering the value of your home.

You might have a vague clue as to what your home is worth but a real estate agent knows that any house should be properly evaluated before being put on the market. They can go over your house and check out its specifications and features and determine what it's true value is. Even though they might value your home at 100,000 dollars, they might recommend against having that be the selling price. Maybe because it's a sellers market or because other homes in the area have sold for less than that. You could hold out and put it at 100,000 dollars but buyers might be turned away from the asking price. Any good St. Catharine's or Lindsay Ontario real estate agent knows what the market is like and how they should approach selling the home.

Another factor that can go into determining what your selling price should be, other than figuring out what your home is worth, is to compare your home to other listings. It wouldn't be wise to compare St. Catharine's listings to Port Perry real estate though. So, just compare homes in your own neighbourhood. Looking at listings as far back as six months is a good start. Unless you live out in a rural, countryside area, compare homes within a quarter to a half mile radius. Stacking your homes to those in your neighbourhood can go a far way in helping you choose a selling price. You might even find that houses have been going for a lot more than what your home is worth. That means you could even raise the price up a bit more than what you were thinking of. You can always lower it if you find no takers. It would also be wise to compare houses that were built around the same time period. There's no point in comparing your home which may have been built fifty years ago to a home that sold last year which was built less than ten years ago.

A lot of things can go into determining what your selling price should be. You should make sure that you don't put the initial price too low or too high. It's hard to get exactly what you want but don't settle for anything you deem to be unreasonable. Examine the markets and listen to the research your real estate agent has come up with. You can always change the price later on to entice buyers.
